A Design & Development Studio

Studio Modernist operates across four interconnected disciplines. Rather than refer clients across separate firms, we bring all four capabilities into a single engagement — producing better outcomes and a more coherent finished product.

Architectural
Design

Our architecture practice, S3 Architecture, is a Registered Architecture firm based in New York City. Every Studio Modernist project begins with rigorous architectural design — site analysis, massing, program, orientation, and materiality developed as a single act of design thinking. Our registered architects are involved from the earliest sketches through construction administration, ensuring design intent is realized precisely in the built work.

Interior
Design

Interior design at Studio Modernist is integrated into the architectural process from the beginning — not added at the end. Our designers develop spatial sequences, material palettes, fixture selections, and finish specifications that are continuous with the architectural vision. We work with sustainably sourced materials, artisanal fabricators, and a curated network of suppliers to ensure every surface and selection is considered.

Builder

We build what we design. Our construction team has worked alongside the architecture studio since the firm's earliest projects. Building in-house eliminates the most common failure mode in residential construction: the gap between what an architect specifies and what a contractor delivers. We build with sustainable materials, high-performance insulation, air-sealing systems, and all-electric mechanical equipment.

Real Estate
Development

Studio Modernist is also a real estate developer — we acquire land, entitle it, design on it, build on it, and bring the finished product to market. This vertical integration gives us a perspective that most architecture firms lack, and a design discipline that most developers lack. We identify and acquire sites with exceptional natural character in the Hudson Valley and develop them with a conservation-first approach.
